Oberoi Maidens’ Heritage Wing Transforms Into A Beautiful Modern Office

Step inside the transformed 9,500-square-foot office space where time seems to come to a still, walls tell a tale from a different and every arch, ceiling, and corridor holds the legacy of Delhi’s distinctive architectural history.
ASID Consultants consciously restored a heritage structure of Oberoi Maidens, transforming it into a contemporary office that lets you experience colonial grandeur, and modern sensibilities, breathing new life into its old structure.

Established in 1903 and later transformed into a heritage hotel, in 1994, Oberoi Maidens located in the center of New Delhi is a living history that echos Indo-European Style. Its architecture integrates arched colonnades, low-height ceilings, vaulted roofs and intricately detailed facades that reflects the colonial charm of the region.
The design intent was not just to repair, but to preserve the structure and revive it, respecting historical values and modern functionality. The restoration journey of a heritage building, a symbol of colonial craftsmanship, began by addressing the damage to the structure.
Repairs and Restoration

Ensuring stability, at the same time, broken enclosures were carefully repaired using steel girders and stone slabs. A unique challenge was to integrate essential services such as air conditioning and ducting, not as a concealed afterthought, but as an intentional, expressive aspect of the design.
The spatial layout unfolded in response to three distinctive attributes of space: One with the flat roof and a high ceiling, second the vaulted roof with a rhythm of arches, vaults and curves, and then came the sloping roof, modest in scale.
“Passing through low ceilings and textured walls, I listened to the building and preserved authentic profiles and materials to establish a functional, sustainable design incorporating Indo-European design elements where heritage and modernity coexist,” expressed Ar. Ruchika Thapliyal the principal architect behind the entire project.

Today, this historic structure serves as a modern office space, creating functional zones without any physical barriers. Walking through it, you will notice something unusual in terms of office planning - no doors. Instead of having walls, the spaces are formed organically - an open functional layout, yet defined and free. The interior design is defined by the Indo-European architectural elements, creating curated experiences of passing through arch openings, vaulted roof, profiled POP walls, acoustic ceiling panels, and muted pastels, which narrates the story.
Sustainability: An Ethos
ASID Consultants transform a section of Oberoi Maidens’ heritage wing into a modern, sustainable office. Materials were selected for their for their low environmental impact, reclaimed wood, breathable paints, the original wooden rafters and traditional shingles were reinstated with precision. Climatic responsive design embodies wooden panels that provide both acoustic and thermal insulation, all put together creates meaningful material palette and responsive outcome.
Natural light became a prominent element in the design philosophy, and was used such that it fills up the entire space reducing dependency on artificial light during day time while creating direct connect with outdoors.

Wherever possible, the colonial structure has been kept in its original form. Arched windows, tall doorways are preserved to keep the old charm alive while renovating the required areas.
